Mr. Abeloe and his staff produce between $10 and $25 million worth of construction annually. The requirements for accuracy, thoroughness, timeliness, and efficient design solutions are met under our office's close supervision. Our work in the private sector is extensive. Our forte has been the ability to work closely with our client, to analyze specific requirements of the client, and to develop solutions compatible with the site, ergonomics, energy efficienct, sustainable and green methods, and the allowable budget. Our work with design, construction management, construction documents, job observation and facility management has brought a City of Medford Design Excellence Award for the Medford Center project. The scope of work for the Medford Center included working with major and local tenants to overseeing a million dollars worth of site work. Our first LEED project — Silver LEED for the Siskiyou Medical building — is very important for our firm. PLANS / SPECIFICATIONS Our firm has been involved in green, healthy, and energy efficient projects for fourteen years. Quality control and attention to detail have allowed us to produce the most technically competent drawings possible. With computerized specifications, use of comprehensive checklists, and rigorous cross checking, we have successfully reduced the construction problems resulting from incomplete or inaccurate drawings. By maintaining marked up sets of construction phase drawings, we are able to avoid repetitive mistakes by referring to these drawings for future projects. CONSTRUCTION PHASE EXPERTISE It is our policy to have the Project Architect personally conduct construction observation, normally on a weekly basis for local projects. Only the Project Architect has the in-depth knowledge of all project details to adequately monitor the Contractor's work. If problems arise on the job, we have the experience and temperament to resolve these problems in the most equitable manner. We clearly communicate with both the Owner and the Contractor during this phase so that all parties are aware of the important issues. ESTIMATING AND COST CONTROL A particular strong point of our firm is our attention to project cost control. We recognize our client's need for accurate construction cost estimates, and responsible design to complete their project within budget. To this end, we maintain careful records of cost data from previous projects. We also subscribe to several publications that provide cost data or typical building types constructed in the Northwest. In addition, we will employ a general contractor with experience in commercial and residential construction to provide greater estimating accuracy. We make use of the Dodge Computer Preliminary Estimating Service, and will retain a professional cost estimating consultant if required by our client. Through the years of experience, we have developed a "feel" for designing buildings which are compatible with our client's budget limitations. While recognizing budget limitations, we employ value engineering and life cycle costing to insure a quality product. Our record for quality, cost control, scheduling, estimates and minimum change orders is top rate. The best method for verifying this point is to contact our references. RESOURCES ORGANIZATION Our office computer system, in use since 1980, gives us the capability to accurately update and reproduce the large volume of information required in complex construction projects. Our staff is always composed of the most technically competent personnel available, the number of personnel being adjusted to reflect the current workload. We maintain a complete architectural library, and subscribe to numerous trade journals to keep us abreast of significant changes in current architectural knowledge. Our standard procedure is to have the same Architect handle all phases of the project, from initial programming, through working drawings to observation of the construction. This system maintains a steady, accurate flow of communication, and insures that all project requirements are met. Being a local and a multiple member firm allows us quick response to the contractor's questions, Owner questions and job observation. Our firm is a strong believer in a well-organized job superintendent's office as a requirement coupled with timely submission of submittals and shop drawings.
